How We Can Help You
Mortgage Advice
As independent mortgage advisers, we thoroughly assess your financial situation, needs, as well as affordability to recommend a mortgage solution that is specifically tailored for you.
We offer independent recommendations that cover a broad range of lenders, except for those who are available directly to the customers.
If you need additional borrowing, our team evaluates whether a further advance, a second-charge mortgage, or an unsecured loan best suits your needs.
We only consider a further advance if we can liaise directly with the lender.
Protection and Insurance Advice
We offer expert guidance about non-investment protection policies which includes: life insurance, income protection, and critical illness cover.
Our advice is based on an in-depth market analysis while ensuring that you receive the recommendations that aligns with your specific needs.
For general insurance products, such as home insurance, private medical cover, and accident protection, we act as intermediaries. We also conduct research to find appropriate providers based on your requirements.
We provide a list of insurers, but still it’s important that you review the policy to ensure everything is according to your expectations.
Our Fees and Charges
Mortgage Services
We charge a fee of up to 1% of the loan amount for mortgage advice and application submission. The exact fee will be specified in our Fee Agreement.
In addition to our fee, we may also receive commission from the lender upon completion of your mortgage. Lenders also disclose this in their documentation, and we can provide you all the commission details upon request.
Refund Policy
Our fee remains payable in the following circumstances:
- Your mortgage application is declined due to non-disclosure of relevant information.
- You decide not to proceed after we have provided a recommendation.
- You were dishonest when providing your information.
Insurance Services
For protection and general insurance policies, we do not charge a fee. Instead, we receive commission from the insurance provider when your policy is activated.

Your Rights and Responsibilities

We prefer instructions in writing (email or letter) to ensure clarity. Verbal instructions may be accepted but should be followed up in writing.

Unforeseen Events
Smart Financial Solutions is not liable for service disruptions caused by events beyond our control which include: natural disasters, cyberattacks, or economic disruptions.
Ending Our Services
Either party may terminate this agreement with ‘’7 days’’ written notice.
Transactions that are already in progress will not be affected, and any outstanding fees must still be paid.
Your Responsibility
Our recommendations are based on the information you provide. It is essential that you provide accurate, up-to-date details about your financial situation.
If information is incomplete or incorrect, the advice given may not be suitable.
